This is usually done in older apartments because older apartments are larger and therefore have more space for an additional office or bedroom.
Often these families want to give the children their own room… last time they lived in an apartment and the children had to share rooms, but now that the children are grown they want more privacy.
For tenants, one small extra room can increase their rent by more than $600, so they can pay for renovations in a few months.
As we mentioned in this article, older apartments can have 2-bedroom units up to 900+ square feet. By today’s standards that’s the equivalent of three beds, so – assuming a reasonable layout – it’s not. moving to another office/bedroom is not practical.

More compartments always mean more light. In most apartments, the largest combined space is the living/dining room, and this space can be used to create another bedroom or office, but this often depends on the price of the view. Here is an example of a contractor:
In this layout, the living room is separated from the dining room. It was then used to create another bedroom with stunning views and an outdoor terrace. But this dining room has now become a living room and is cut off from the view; it also lost natural light and some ventilation.

Unless the occupant of the new room is happy to just use the fan (doubtful if they’re a renter), the extra room might mean another air conditioner. The cost will vary depending on the air conditioning system used (explained below); but energy consumption will clearly increase. Maintenance costs may also be higher.

So while a landlord may be able to increase rental income by having more rooms, this may result in lower resale value later on. This makes adding rooms more profitable for those with a long-term rental strategy (such as decades or rent-to-last) than for investors with a short-term exit plan.
For those who want to resell in five to ten years, the realtor’s advice is to leave as many rooms in the apartment as the investor intended.
