Adding On A Master Bedroom And Bath

Adding On A Master Bedroom And Bath – When we were in MD for Christmas, we measured the kitchen and bedroom at David’s parents’ house. The goal is to one day transform the space so it works better for them and increases the resale value.

It’s clear where David got his skills and love for home projects, as his parents’ projects continue throughout the year. Since building the house (mostly themselves) in the late 70s, they have expanded the outdoor living space by building two additions and two large terraces off the dining and living areas.

Description: The kitchen area is unique to the house and everything is attached to the right side of the thick wall (to the right of the kitchen). The addition adds a garage below the master bedroom (the house sits on a hill if you’re wondering how the garage fits into it). As you can see, the master bedroom is bigger than the kitchen.

My goal was to downsize the master bedroom and enlarge the kitchen by creating additional storage in both rooms.

If you don’t want to read my long explanation, please skip to the summary below of the 3D drawing 🙂

Entering the file, I pushed the breakfast room table against the wall and sat down on the banquette. Moving the table to the wall clears the way and creates better circulation by expanding the kitchen a bit for breakfast. I removed part of the wall between the bedrooms to open up the kitchen and breakfast area.

The kitchen was extended by removing part of the wall on the right. *Note: Because this is a load-bearing wall, additional technical steps are required. This island provides space for seating and a bar. The oven has been moved to the other side of the kitchen and the hob/dishwasher is unchanged (a good way to upgrade is to keep most of the plumbing). The refrigerator was moved about 3 feet to create additional space around the stove. I added extra cabinets and storage space opposite the refrigerator.

Benefits Of Adding A Master Bedroom To The First Or Second Floor

Sliding to the right, there are floor-to-ceiling cupboards that lead to the kitchen area (above to store seasonal items). Washer and dryer cabinets run parallel to the wall, which works well because existing dryer vents can be reused. I wanted to add a larger room for laundry, but I settled on a closet off the master bedroom.

I made the master bedroom smaller by adding a small closet with a linen closet. A large closet is a must for David’s parents, as they currently only have two small closets. I was able to remodel the master bathroom and laundry room hallway and add a large walk-in closet to the bedroom and bathroom.

My current bathroom doesn’t have a window (natural light in the bathroom is always nice when possible!) so I removed the wall and put a double vanity next to the window. The shower has been moved slightly forward to accommodate the toilet. Ideally, I would add a linen closet here, but since the entrance is easily accessible from the bathroom, the space can be stored there.

In short, the breakfast nook was enlarged by removing the wall separating it from the kitchen, making way for a built-in dining room. The kitchen is enlarged by opening the wall on the right (requires additional technology). The linen closet folds into the wall, but remains the same size to accommodate the closet space. The master bedroom has been reduced to a more comfortable size, yet still has plenty of space for furniture, even a small couch.

I was able to add everything to my wish list without compromise! These changes will be more convenient for David’s parents and if they decide to sell (who doesn’t consider a bigger kitchen and closet when buying a house??)

We’ve been talking about updating David’s parents’ master bedroom with closets and expanding the kitchen for years, so it feels great to be planning! Of course there will be changes and tweaks along the way, but this is a good start! His parents had just entered a room from the balcony. Maybe we can convince them to start this soon? Indeed, it will take at least a year before it starts, but I’ll keep you posted on any progress!

One of the most popular projects for homeowners who have lived in their home for a while is adding a master suite to their home. According to a recent report, adding a master suite can bring about a 53% return on the cost of resale, but 88% of homeowners say adding a new master suite improves the personal enjoyment and comfort of their home.

The cost of adding a full master suite may vary depending on the region of your country and the amenities you choose. As a guide, the National News Agency of Realtors report that adding a master bedroom with light decor and furniture, a large bedroom, a private bathroom and a walk-in closet costs about $112,500.

Tips On Designing An Addition For A Master Bedroom Suite And Bath

As you begin this process, you will need to consider some considerations and make a number of decisions. Here are some factors to consider.

Before starting the formal construction plan, you should consider the location of the addition. Consider how each addition will affect your existing landscape or whether you can build an addition on the first floor due to setbacks or other local factors. Consider privacy for you and your neighbors and how any additions will fit into your home’s layout.

When considering a second story addition, you must consider the structural integrity of your home. Adding a second floor may require a structural upgrade, which can increase costs. You should also consider your home’s existing infrastructure, including plumbing and electrical systems. When extending your home, you may need to bring your existing infrastructure up to current building standards on site, which in turn can add time and cost to your project.

The current trend of living spaces and versatile designs has many homeowners opting for basement additions. If you choose to do this, consider external access as well. Does your accommodation offer stunning sea or mountain views? If so, if you decide to sell rather than just enjoy it, make sure you plan for extras to take advantage of the value!

Making Progress In The Owner’s Suite!

Once you’ve chosen a location to add, discuss your options with a design and construction company. They can tell you about local zoning considerations, such as property subdivisions, height restrictions, or HOA considerations. For example, if structural changes are being made to your home, you may need to submit a plan to your local zoning board.

Your design-build firm can not only help you formally plan, design, and build your space; They understand all the technical factors involved in executing your project, from design, planning and construction.

Your master suite is your personal oasis away from the stresses of the day. Take time and think about what is important to you and your partner:

• Privacy – Is your home detached or in a rural area? It can affect where you place windows, doors, or other design elements.

Before & After: Relaxing Master Bathroom Addition

• Storage – assess your needs. Do you want a wardrobe or closet? How about bathroom fixtures and shelves? Determine all these requirements before starting the interior design.

• Noise issues – consider outside noise when planning. Do you live on a main road? Will there be traffic noise or do you have noisy neighbors? Also consider indoor noises. If you’re adding a second floor, hardwood floors below can make noise. Does your bedroom stand out from the rest of the bedroom or do you like carpets to help with interior sound?

• Exits and Entrances – Do you provide exterior access to a private deck, porch, pool or hot tub? If you plan to age in place, consider installing wider doorways, infinity showers, and other safety and convenience features.

As you work on your design, consider all of your technical needs. It’s a difficult element to change once you’ve done something. So take the time to think about your lifestyle and how you use the space.
