It is important to discuss any ideas with a design firm before developing your plans. The firm can tell you about zoning regulations, restrictions or any HOA considerations and help you with any technical aspects of planning and completing your project.

There are many factors to think about when adding, such as privacy, storage, egress and entry, layout of your home, furniture, etc. All of this will help ensure that you create the perfect plan around your home addition. And it is specifically tailored to your needs.

The addition should blend in with the rest of your home. Make sure the fence, siding, exterior trim, doors and windows match your home. Also, for the entry, make a list of all the things you want to include and mark what is required and what is optional. This will help you determine what is most important to you and ensure that these elements are included in the plan.

Our client was delighted to find a home in the St. Louis neighborhood. Paul that she loves! However, there are some requirements on his list that are not included in the house. The kitchen needs updating, she wants to add a powder room on the main floor, a new couch in the living room. Click here for the basics on how to set up a powder room. Once that was done, we went to the second floor to the master suite.

Lilo loves a good space planning challenge. Our client wanted to create a master suite with a walk-in closet, bathroom and bedroom. Upstairs, the two-story colony has three bedrooms with small closets and a bathroom. We took an extra bedroom and converted the space into a walk-in closet and master bath. We kept the other two rooms wisely. We were able to reuse a small closet in the second bedroom by opening access to that side. We reused the closet door. We closed the door to the master bedroom which made a better wall to hang the bed on.

Our aim is to replace existing walls, radiators and windows with as little disruption as possible. A small front closet with a window became the new bathroom. The exterior window in the new master bath was replaced with a glass block window in the new shower. The radiator remained in its original location, out of the flow of traffic.

One Room Challenge: The Reveal

An additional bedroom has been converted into a master bath. The room has a dark wall with a door. By closing this door, we create a space in front of the sink for makeup. The narrow space gives the vanity a unique shape and room for plenty of storage. We were able to keep the construction to a minimum by filling in the existing doors and leaving the walls in place.

Although we thought the footprint of the master bath was small, we wanted to create a spacious shower. We replaced the existing window with a glass block to keep it open and let in a lot of light. To feel comfortable, we chose a solid surface sheet for a seamless look. Then we added a large teal wall tile that looks like a color gradient when installed. A clear glass door helps maintain a sense of openness.
